Rockaway Care Center wishes to construct an addition to house Ambulatory Services which they will offer the public.  A twelve patient Dialysis Center will occupy the second floor while a Physical and Occupational Therapy Center will be located at the third floor; both of which are 5000 SF.  The fourth floor will be used as a Community Center and the required zoning setback for this level lent the opportunity for this floor to have an exterior balcony facing the Atlantic Ocean. Being so close to the ocean, the property is situated within a flood plain, therefore the base of the structure will be clad in decorative insulated masonry units with minimal openings.  This first floor area (on grade) will be much needed storage for the Nursing Facility. The majority of the building will be clad in a decorative rain screen system and will have ultra-thermal storefront systems for maximum energy efficiency.
